The Complete Seller's Guide
How Sterling & Rowe sells homes for more — and how the process works end to end.
Selling well is a strategy, not luck. Here's the approach that consistently delivers above-average results.
Step 1 — Price from evidence, not emotion
Your home is worth what a buyer will pay today, not what you need or what a neighbour achieved last year. We benchmark against sold prices, not just asking prices, and show you the evidence.
Step 2 — Prepare before you launch
The first two weeks generate the most interest your home will ever get. Declutter, deep clean, finish outstanding repairs and photograph in the best light. Small fixes prevent big price chips later.
Step 3 — Launch with impact
A coordinated launch — portal listing, database alerts and social promotion on the same day — concentrates buyer attention and creates competition. Staggered marketing dribbles it away.
Step 4 — Viewings that convert
Let your agent conduct viewings. Buyers speak more freely, feedback is honest, and follow-up is systematic. Before each viewing: lights on, pets out, surfaces clear.
Step 5 — Evaluate offers properly
The highest offer isn't always the best. We verify each buyer's position: deposit, mortgage in principle, chain length and timescale. A proceedable buyer at 97% beats an uncertain one at 102%.
Step 6 — From offer to completion
Expect 8–12 weeks from offer to completion: memorandum of sale, conveyancing, searches, mortgage offer, exchange, completion. A proactive agent chases the chain so you don't have to.
Costs to budget for
- Agent fee — payable on completion only
- Conveyancing solicitor (£1,000–£1,800)
- EPC (£60–£120) if yours is over 10 years old
- Removal costs
